  • 3.5% down with 620+ credit.
  • Below 620: purchases with 20% down, and refinances are considered, down to HUD's 500 minimum score. An FHA Streamline has no minimum score from us.
  • FHA Streamline: light paperwork and no appraisal, including on a home you've moved out of and now rent.
  • Cash out up to 80% of value; rate and term up to 97.5%.
  • 1–4 unit homes you live in; on a 2–4 unit, rent from the other units can help you qualify.
  • Gift funds can cover the whole down payment.
  • Needs 12 months of on-time payments on every account.
  • FHA mortgage insurance, not PMI: 1.75% upfront (usually financed into the loan) plus an annual premium, paid monthly.

We'd rather tell you now than waste your time. Here's what we can and can't do, plainly stated.

We can help with:

  • Primary homes, 1–4 units
  • 3.5% down at 620+ credit
  • Below 620, from HUD's 500 minimum: purchases with 20% down, and refinances (no minimum score on a Streamline)
  • FHA Streamline refinances, including on a home you moved out of and now rent
  • Cash-out up to 80% of value

We're not the right fit for:

  • Investment purchases, or cash-out on a rental (see DSCR)
  • A late payment on any account in the past 12 months
  • Loans under $75,000
  • Properties outside the 35 states + D.C. where Arran is licensed

If your score improves, come back. We'd genuinely love to take another look. A gray-area scenario? Call or text (949) 401-7593.

FHA mortgage insurance

What FHA mortgage insurance costs.

Every FHA loan carries mortgage insurance (MIP), FHA's own version of PMI: 1.75% of the base loan upfront, usually financed into the loan, plus an annual premium paid monthly. On a loan longer than 15 years, the annual premium depends on the loan size and your down payment.

Base loan amountLess than 5% down5% down or more
Up to $726,2000.55% a year0.50% a year
Over $726,2000.75% a year0.70% a year

Put 10% or more down and MIP comes off after 11 years; with less, it stays for the life of the loan unless you refinance out of FHA. Loans of 15 years or less carry lower annual premiums. Source: HUD Mortgagee Letter 2023-05.
